Loan Application Checklist

In general, the documentation you will need includes:
Copy of State/Federal valid Photo ID and Social Security Card.
  If you are not a citizen, a copy of the front and back of your Green Card, VISA or other proof of legal US residency.
  Residence addresses for the past 4 years. If you did not own your residence, please provide 2 years of Landlord contact information.
Property Information (if you already have a contract on a house)
Purchase Agreement. We will get this from your Agent.
Copy of MLS Broker Synopsis. We will get this from your Agent.
If you are selling your current home, copy of listing contract.
If you have sold your current home, copy of settlement statement (HUD-1) and proof of receipt of proceeds.

Income & Assets
Pay stubs for the last 30 days.
  For the past 4 years:
 

Names and addresses of each employer. 

W-2s and/or 1099 forms.
Statements for each bank, mutual fund, and/or investment account for the last 60 days.
  If you have made any large deposits to your accounts:
 

Signed and Dated Letter of Explanation and proof of source for deposit.

If large deposit was a gift:
 

Executed gift letter. We will supply letter once notified you are utilizing a gift.

Copy of gift check. Copy of Donor's Bank Statement / Activity report showing cleared check.

Copy of Borrower Bank Statement / Activity report showing cleared deposit.
  If you own more than 25% of a business:
 

Corporate  and/or partnership tax returns. ALL schedules.
  If self-employed:
 

Tax returns for the last two years (with ALL schedules).

Year-to-Date Profit and Loss Statement, signed and dated by borrower.
  If you own rental property:
 

Tax returns for the last two years and current rental agreements.
  If you are retired:
 

Pension Award Letter and proof of deposit.
  If you receive Social Security:
 

Social Security Award Letter and proof of deposit.
  If you are counting child support as income:
 

Copy of divorce settlement.

Copy of twelve months of cancelled child support checks or proof of deposit.

Debts


Signed and Dated Letter/s of Explanation of credit report anomalies, including:
 

ALL Late payments, charge-offs, collections, judgments and/or liens. Explain ALL credit inquiries in the last 90 days, must detail if new credit was acquired or not.

Bankruptcy filed within last seven years (Copy of your bankruptcy filing and discharge).

VA Loans
Copy of DD Form 214, Report of Separation.

Miscellaneous
  
  IF ANY DOCUMENT REFERS TO ANOTHER PAGE/DOCUMENT, THEN THOSE PAGES/DOCUMENTS WILL BE REQUIRED. Common example: a statement shows " Page 1 of ___ " ...then all pages will be required even if blank.
